Arranging and Inspecting the Property:
The registered or sworn valuer will come to your property and inspect it, as well as taking photographic evidence of the property's condition etc.

There are various methods of valuation used. The used of the method depends on the type of property being valued. These methods include:

Market Comparable Method:
The method is most commonly used for residential property. The evaluator compares the current market value of properties (which are registered in the deeds office) in that area and uses it to create a comparative market assessment.

Depreciated Replacement Costs Method:
In case there are no comparative property registered in an area, evaluators might use the method for a house valuation. Here, they will analyse the average cost of buying land, and building of a similar quality of improvements on the property in that area , and then depreciating it over time. This method is also used with certain specialised properties.

Income Method:
With this method the value of the property is determined, based on the market rental or lease of the property, and capitilisation thereof, based on a certain rate. ​
